The PA market is hot right now, especially in the $1m- $1.4m range. We are seeing multiple offers (sometimes 5, 10 or more) on homes that are priced appropriately and are in move-in condition.  Some buyers are even coming in with NO contingencies and as-is offers, like we saw a few years ago. Of course, these are the buyers with all cash or big downpayments.  Does coming in with no contingencies (or all cash) help your offer? Not always. Ultimately, selers are looking for the highest price. But, if two buyers come in with the same number, the all cash or non contingent offer will win.
